Single building assesment
A Cladding Remediation Programme has been set up by the Scottish Government to protect people from the risk of fire and to make homes safer. Under the Scottish Government’s , a Single Building Assessment (SBA) must be done on buildings of a certain height, age and/or construction. Kirkgate House meets the criteria to be included in the programme.
The legislation requires two assessments to be done on a building:
- a Fire Risk Assessment of the External Wall (FRAEW)
- a Fire Risk Assessment (FRA) of the interior of the block, both communal areas and within flats.
When these two reports are combined, it is called a ‘Single Building Assessment’.
Our specialist contractor Osborn Associates has now completed the two assessments of Kirkgate House, and work is being done to combine these two reports.
The SBA survey does not replace any requirement for an FRA under the Fire (Scotland) Act 2005.
Information for owners
There is no cost to owners for this assessment. However, owners may be liable to pay for their share of any repair work.
